History & Overview
Hyannis is the largest and most commercially active of Barnstable's seven villages. Located on the south side of town along Nantucket Sound, Hyannis functions as the de facto downtown of Cape Cod β the hub for transportation, commerce, healthcare, and government services for the entire region.
The village grew around its natural harbor, which has served as a port since the 1600s. By the 19th century, Hyannis was the commercial center of the mid-Cape area. The arrival of the railroad in 1854 transformed the village into a transportation hub, a role it continues to play today with ferry service to the islands, the Barnstable Municipal Airport, and the Cape Cod Regional Transit Authority's bus network.
Hyannis is perhaps best known nationally for its association with the Kennedy family. The Kennedy Compound on Marchant Avenue has been the family's Cape Cod retreat since the 1920s. The JFK Hyannis Museum on Main Street documents the 35th president's connection to the area. Today, Hyannis is home to Cape Cod Hospital, the Cape Cod Mall, and a revitalized Main Street district with restaurants, shops, and cultural venues.

Demographics Snapshot
Active Local Issues
Downtown Hyannis Revitalization
Main Street Hyannis has seen significant investment in recent years, but challenges remain: seasonal business cycles, affordable workforce housing, and balancing tourism with year-round community needs. Town Council decisions on zoning and licensing directly shape the downtown.
Sewer Expansion & Route 28 Corridor
Hyannis is a primary target for the town's comprehensive wastewater management plan. The Route 28 West sewer expansion is a near-term project affecting property owners along the corridor.
Affordable Housing & 40B Development
Hyannis faces significant housing affordability challenges. Several 40B comprehensive permit projects have been proposed or are under construction. The Town Council and Zoning Board of Appeals review these projects, which can override local zoning.
Homelessness
Homelessness & Encampments
Homelessness remains a persistent and visible challenge in downtown Hyannis. Police regularly respond to reports of individuals sleeping in commercial doorways, train cars, and wooded areas near Main Street. Tent encampments reappear each summer in wooded areas south of Main Street, and business owners frequently contact police about related concerns. The situation is compounded by high rates of substance abuse and mental health struggles among the unhoused population. (Hyannis News) Unattended camps have caused brush fires near Kalmus Beach and other areas. (Hyannis News)
Public Safety
Gang Activity & Gun Violence
Hyannis has experienced incidents of gang-related activity and gun violence that have rattled the traditionally safe downtown area. A federal investigation in 2024β2025 uncovered a firearms trafficking network with ties to transnational criminal organizations operating in the Barnstable and Yarmouth area, resulting in 18 indictments and the seizure of approximately 110 firearms along with trafficking quantities of fentanyl. (Hyannis News) Downtown Hyannis has also seen episodes of daytime gunplay that local observers say are a departure from the villageβs historically low-violence character. (Hyannis News)
Substance Abuse
Drug Use & Overdoses
Drug activity and overdoses are an ongoing concern in Hyannis and surrounding communities. Law enforcement regularly conducts narcotics operations targeting trafficking of fentanyl, cocaine, and other substances in the area. A 2022 raid on Bearses Way resulted in seizures of fentanyl, cocaine, and over 500 Xanax pills. (Hyannis News) Overdose calls are a regular occurrence for Hyannis first responders, with incidents reported at bars, parking lots, and on the streets. (Hyannis News) The Barnstable Police, DEA Cape Cod Task Force, and Massachusetts State Police continue to work together on narcotics enforcement. (Hyannis News)
