Miacomet
A south-central area known for Miacomet Pond, Miacomet Golf Club, and newer residential neighborhoods. The town’s affordable housing developments are concentrated here.
History & Overview
Miacomet is a south-central area of Nantucket that has seen significant residential development over the past several decades. The name is of Wampanoag origin, and the area's defining geographic feature is Miacomet Pond, one of the island's larger freshwater bodies.
Unlike the historic centers of Nantucket Town and Siasconset, Miacomet's development is relatively recent. The area was largely open moor and farmland until the second half of the 20th century, when residential neighborhoods began to expand outward from the town center.
Today Miacomet plays a critical role in Nantucket's ongoing housing challenge. The area is home to many of the island's affordable and workforce housing developments, including projects by the Nantucket Housing Authority. With median home prices exceeding $2 million island-wide, these developments are essential for retaining the teachers, firefighters, and service workers who keep the community functioning year-round.
Key Locations
Miacomet Golf Club
A public 9-hole golf course owned by the Town of Nantucket. One of the more affordable recreational options on the island and popular with residents. The course offers ocean views and a casual, welcoming atmosphere.
Miacomet Pond
One of Nantucket's largest freshwater ponds, surrounded by conservation land. The pond and its shores provide important wildlife habitat and walking trails. A peaceful spot away from the tourist areas.
Affordable Housing Developments
Several of Nantucket's key workforce and affordable housing projects are located in the Miacomet area, including developments managed by the Nantucket Housing Authority and the Affordable Housing Trust Fund.
Local Issues
Affordable Housing Development
Miacomet is ground zero for Nantucket's effort to create workforce housing. With median home prices above $2 million, the town is focusing much of its affordable housing development in this area. Ongoing tensions exist between housing advocates who want more units and neighbors concerned about density and traffic impacts.
