History & Overview

South Yarmouth is the largest and most commercially active village in the Town of Yarmouth, situated in the southeastern quarter of town along Nantucket Sound. Originally part of the wider Yarmouth settlement founded in 1639, the south side developed its own distinct identity in the 19th century as Bass River became a center for fishing, shipbuilding, and later tourism. By the 20th century, Route 28 had grown into a busy commercial strip of motels, restaurants, and seasonal businesses that still defines the village today.

South Yarmouth is the civic center of Yarmouth — home to the town's main schools, commercial corridors, and the iconic Bass River, the largest tidal river on Cape Cod. The village is defined by Route 28, which runs through its center as the primary commercial strip, and by Bass River to the east, which forms the natural boundary with the town of Dennis. South Yarmouth's character is a mix of year-round residential neighborhoods, seasonal tourism, and small-business commerce. The Route 28 corridor has been the subject of ongoing revitalization efforts, and the village also encompasses the ongoing $207 million sewer expansion project.

Active Issues Affecting South Yarmouth

INFRASTRUCTURE

$207M Sewer Expansion — Phase 1 Construction

The largest infrastructure project in Yarmouth's history is centered on South Yarmouth. Phase 1 construction is underway along Route 28 and South Shore Drive, with active excavation, lane closures, and detours. The project aims to replace aging septic systems, reduce nitrogen pollution in Bass River, Parkers River, Lewis Bay, and the drinking-water aquifer. Homeowners in affected areas face betterment assessments, connection fees, and long-term sewer bills.

Why it matters: This project will reshape South Yarmouth for decades — affecting property values, development capacity, traffic patterns, and municipal finances.

PUBLIC SAFETY

Drug Activity & Hotel Safety Concerns

Multiple high-profile drug arrests in 2025 at hotels and residential buildings along Route 28 in South Yarmouth have raised concerns about neighborhood safety and hotel oversight. A June 2025 apartment search yielded fentanyl, cocaine, cash, and an illegal firearm. Residents have pushed for stricter hotel licensing requirements and increased police presence in the Route 28 corridor.

SAFETY

Fatal Trench Collapse — November 2025

A trench wall collapsed during sewer-line excavation on South Shore Drive, near the Skipper Restaurant, killing one worker (age 61) and injuring two others. OSHA and state investigators opened formal investigations. The contractor had an active legal dispute with the town at the time of the incident. The tragedy raised urgent questions about contractor vetting, safety standards, and town oversight of multi-million-dollar construction contracts.

DEVELOPMENT

Route 28 Revitalization

The Route 28 corridor through South Yarmouth has been the subject of ongoing revitalization efforts. The town has been working to attract new investment, improve pedestrian and bicycle access, update signage and landscaping, and transition aging motel properties into more productive uses. Some residents support redevelopment while others are concerned about increased density and traffic.
